Every Property Has a Story. Every Family Has Different Needs.

A home that has been passed down often means more than an address. It may hold years of family memories, and it can also come with practical questions you didn't expect to face.

Who will look after the house in the meantime? Does it need repairs? What should happen to the furniture and personal belongings? How will taxes, insurance and utilities be paid? And is it better to keep the home, rent it, or sell it?

There is no single right answer. Some families want to hold on to the property. Others decide that selling is the best choice for everyone involved. Many simply want clear information before deciding anything at all. Our role is to help you understand the real estate side of your options so you can make the decision that fits your family, on your timeline.

Understanding Your Options

Every inherited property is different. Here are the paths most families consider. There's no obligation to choose any of them.

Keep the Property

Some families choose to keep an inherited home for personal use, as a rental, or for future plans. It can be a meaningful way to preserve a family asset.

Keeping a home usually means ongoing costs and responsibilities, such as maintenance, homeowners insurance, property taxes, utilities and any HOA dues. If you're unsure, John can help you understand the property's current market value as you plan.

List the Home for Sale

As a full-service Florida real estate brokerage, Hayes Vincent can help evaluate the property's market value, develop a listing strategy, market the home to buyers, negotiate offers and guide the sale through closing.

A traditional listing reaches the widest pool of buyers and may help you achieve a stronger price, though it typically involves preparation and showings.

Consider an As-Is Sale

For families who prefer not to make repairs, clear out the home or prepare it for traditional showings, a direct as-is purchase may be an option.

A direct sale can offer convenience and a simpler timeline, but it may produce a lower price than a traditional market sale. We'll explain the tradeoffs clearly so you can compare.

What If the Property Is Going Through Probate?

Probate is the legal process used to administer a person's estate. It can determine who has the authority to manage, transfer or sell property that belonged to the person who passed away.

Not every inherited home goes through probate, and every estate is different. Whether a property can be sold, when it can be sold, and what approvals may be needed all depend on the circumstances, including how the property was titled and what the estate documents say.

When a home is part of an estate, we're glad to help with the real estate side, such as discussing the property's value and the options for selling, while you work with your attorney on the legal steps.

Please consult a Florida probate attorney

Hayes Vincent Real Estate Corp is a licensed real estate brokerage. We do not provide legal advice, tax advice or probate administration services.

For questions about estate administration, title, or who has the authority to sell, please consult a qualified Florida probate attorney. If you don't have one yet, that's often a good first call.

We can't bypass the probate process, predict court decisions, or close a sale before the legal requirements are satisfied.

Need Help Finding a Probate Attorney?

Probate and estate matters require guidance from a qualified Florida attorney. If you don't already have an attorney, we're happy to provide contact information for local probate attorneys upon request.

Hayes Vincent Real Estate Corp provides real estate brokerage services, not legal advice. You're always free to choose the attorney who best meets your needs.

Frequently Asked Questions

General information only, not legal advice. Every estate is different.

Can I sell an inherited home in Florida?

In many cases, yes. Whether you can sell, and when, depends on how the property passed to you and who has legal authority to sign the sale documents. A Florida probate or real estate attorney can confirm that authority for your situation. Once that's clear, John can help with the real estate side.

Do I have to complete probate before selling?

It depends. Some properties pass outside of probate, some require probate, and in some cases a personal representative may be able to sell during probate with the proper authority or court approval. Because this depends on the estate's details, a qualified Florida probate attorney is the right person to advise you.

What if the inherited house needs repairs?

You can often sell a home in its current condition. Sometimes certain repairs or cleanup can improve the result of a traditional listing; other times, the cost and time aren't worth it. John can help you compare the options using recent local sales so you can decide what makes sense.

What if several family members inherited the property?

That's very common. When more than one person shares ownership, everyone with an ownership interest generally needs to agree to and sign for a sale. If heirs disagree or ownership is unclear, an attorney can help explain the options. John is happy to share market information with everyone involved so the family is working from the same facts.

Can I sell the property with belongings still inside?

Often, yes. Some families take time to remove personal items first, while others choose an as-is sale where remaining contents can stay. Before anything is removed or disposed of, make sure the person handling the estate has the authority to do so.

Should I list the property or consider an as-is sale?

It depends on your goals. A traditional listing typically reaches the most buyers and may bring a higher price, but it involves preparation, showings and more time. A direct as-is sale can be simpler and more predictable, but it may produce a lower price. John will walk you through both so you can make an informed choice. Choosing neither is always fine, too.

What if I live outside Florida?

Many heirs live out of state. Much of the process can be handled by phone, email and electronic signatures, and John can help coordinate local real estate steps such as property access, vendors and showings. Your attorney can advise on any legal documents that need to be signed.
